Real Estate for Every Journey.

LET'S FIND YOUR DREAM PROPERTY TOGETHER

Hi, I'm Chris!

Chris Selle

Licensed Realtor® in Kansas & Missouri

Chris Selle is a dedicated real estate professional serving both Kansas and Missouri, known for his client-first approach, financial expertise, and love for the local community.

Born and raised in Columbia, Missouri, Chris earned a B.S. in Finance and a B.A. in Psychology from the University of Missouri. His professional journey began in the financial services industry as an auto claims adjuster, followed by more than eight years with a retirement plan provider. There, he held diverse roles in client services, data analytics, and leadership — experience that now gives him a strategic edge in real estate.

After moving to Lee’s Summit in 2013, Chris later earned a Master of Science in Finance from UMKC. His time living in Lee’s Summit, working in Overland Park, and studying in Kansas City ultimately led him to settle in the Waldo neighborhood, where he now lives with his wife, Jessica, in South Kansas City.

Chris's path to real estate was a natural fit. From running a lawn care and rental maintenance business in high school to guiding clients through complex financial decisions in his career, Chris has always been driven to serve others while building something of his own. That entrepreneurial spirit, combined with a data-driven mindset and genuine passion for helping people, made real estate the perfect next step.

When he's not working with clients, you'll likely find Chris fly fishing or volunteering on the board of the Mo-Kan Trout Unlimited chapter. He’s also a big fan of travel and food — whether it’s cooking dinner for his wife or exploring Kansas City’s best local eats.

Whether you're buying, selling, or just exploring your options, Chris is here to help with a steady hand, smart advice, and a commitment to your goals.

Let’s connect — I look forward to working with you!

Real estate has long been one of the most powerful ways to build wealth. But buying investment property isn’t quite the same as buying a primary home. Whether you're planning to flip, rent, or hold long-term, there are key strategies and risks every investor should understand. ๏ปฟ Here’s what savvy investors keep in mind when buying real estate: 1. Define Your Investment Strategy Before you buy anything, know your why. ๐Ÿ”น Common strategies: Buy & Hold: Purchase and rent out for long-term cash flow and appreciation Fix & Flip: Renovate, then sell for a quick profit Short-Term Rentals: Airbnb-style income from furnished units BRRRR: Buy, Rehab, Rent, Refinance, Repeat House Hacking: Live in one unit, rent out the rest (multi-family or ADU) โœ… Pro Tip: Your strategy affects everything—from the location you buy in to how you finance the deal. 2. Know Your Numbers (Really Know Them) Emotion should never drive investment decisions—math should. ๐Ÿ”น Analyze: Purchase price Renovation costs Property taxes and insurance Mortgage or financing terms Expected rent or resale value Maintenance and vacancy allowance ๐Ÿ”น Key formulas: Cash-on-cash return Cap rate (Net Operating Income ÷ Property Value) ARV (After Repair Value) for flips โœ… Use tools: Spreadsheets, investment calculators, and property analysis software can help you make smart decisions. 3. Location Still Reigns Supreme It’s not just about the house—it’s about the market. A gorgeous property in a declining area is a bad investment. ๐Ÿ”น Look for: Population and job growth Strong rental demand Low vacancy rates Local development or revitalization projects School ratings and walkability (for long-term value) โœ… Pro Tip: “Up-and-coming” neighborhoods often offer the best ROI if you can get in early. 4. Understand Financing Options Investors don’t always use traditional 30-year mortgages. ๐Ÿ”น Other options include: DSCR loans (based on rental income, not personal income) Hard money loans (short-term, good for flips) Commercial loans (for multi-family or mixed-use) Portfolio loans (held by the lender, not sold to Fannie/Freddie) โœ… Watch for: Higher interest rates, shorter terms, and stricter qualifications for investment loans. 5. Expect the Unexpected Vacancies, maintenance, late rent, surprise repairs—these are all part of the game. ๐Ÿ”น Build a buffer into your budget: 5–10% of rent for maintenance 5–10% for vacancy Extra for capital expenditures (roof, HVAC, etc.) โœ… Pro Tip: Treat your investment like a business, not a hobby. 6. Build a Trusted Team Successful investors rarely go it alone. ๐Ÿ”น Build relationships with: Real estate agent who gets investing Property manager Lender/broker Contractor/handyman CPA familiar with real estate tax laws โœ… Good partners = fewer headaches and better decisions. 7. Understand the Tax Benefits Real estate offers unique advantages at tax time. ๐Ÿ”น Benefits may include: Depreciation Mortgage interest deduction 1031 exchanges (defer capital gains by reinvesting) Opportunity zone investments Pass-through income advantages for LLCs โœ… Consult a CPA early on to maximize your tax strategy and avoid surprises. 8. Think Long-Term Wealth, Not Just Quick Wins It’s easy to get caught up in the idea of flipping or fast money, but true wealth in real estate often comes from holding long-term, reinvesting cash flow, and letting appreciation do its thing. โœ… Pro Tip: Focus on building a portfolio, not just buying a property. Final Thoughts Real estate investing is a powerful tool—but like any investment, it comes with risk. The key is to be informed, run your numbers, and work with people who know the game. If you're thinking about investing, let’s connect . Whether you’re just getting started or looking to expand your portfolio, I can help you find properties that make sense—and make money.

From smart features to sustainable finishes, here are the top real estate design trends shaping homes in 2025. ๏ปฟ 1. Sustainability Goes Mainstream Eco-conscious buyers are driving demand for sustainable homes, and builders are responding in kind. ๐Ÿ”น Hot Green Features: Solar panels and battery storage Recycled and upcycled building materials Energy-efficient appliances, heat pumps, and green roofs ๐Ÿ”น Bonus: Sustainable upgrades boost resale value and lower utility costs. 4. Functional Luxury Luxury is evolving from “flashy” to “functional.” Buyers want high-end details that make everyday life easier and more enjoyable. ๐Ÿ”น Trending Upgrades: Butler’s pantries and prep kitchens Hidden appliance garages and built-in coffee stations Custom mudrooms and pet-friendly features ๐Ÿ”น In kitchens: Statement backsplashes, mixed metals, and matte finishes are dominating. 6. Flexible Living Spaces Hybrid work isn’t going anywhere, and today’s homes are built with flexibility in mind. ๐Ÿ”น Design Musts: Dual home offices or work-from-home nooks Convertible guest rooms with Murphy beds or sliding walls Detached ADUs (Accessory Dwelling Units) for multigenerational living ๐Ÿ”น Why it works: Buyers want homes that grow with them—not limit them. 7. Bold Personalization In 2025, cookie-cutter is out. Buyers want to express their personalities in bold, unique ways. ๐Ÿ”น What’s trending: Statement wallpaper and colorful cabinetry Custom millwork and built-in bookshelves Art walls, mood lighting, and eclectic fixtures ๐Ÿ”น Vibe: No rules—just personality. Final Thoughts The design trends of 2025 reflect a new era of intentional living—where homes are not only beautiful, but also smarter, healthier, and more in tune with their owners’ needs. Whether you’re selling, buying, or building, staying ahead of these trends can give your property an edge in today’s dynamic real estate market.
